Specifically through direct mail, inform Commercial REALTORS® throughout the Southeastern US that your property is on the market.

Distribute your Property Brochures to all REALTOR® members of the National Multiple Listing Service from Palm Beach to Key West.

Provide E-Brochures to targeted buyers.

Target market your property to prospective purchasers and tenants of like properties, including users and investors, through a one, three, and five mile Database Systems Search of those looking to buy or lease your property.

Prepare a Press Release regarding your property for media distribution, when warranted.

Network with other Commercial REALTORS® on a daily basis by telephone, direct mail, and scheduled Commercial Meetings.

Interface with our hundreds of Residential Agents regarding your property's availability.

Present your property to past, present, and future FX Realty Commercial/Investment prospects, whose investment parameters match your property.

Market your property to our selected local, national and international Investor Databases.

Produce a professional, computer generated and narrated Property Video and/or Web Tour for your property, when warranted.

Place classified and display ads for your property in local newspapers such as the Miami Herald, Sun Sentinel, Miami Today, Business Monday, South Florida Business Journal and Daily Business Review.

Advertise your property in national and international newspapers such as the Chicago Tribune, Los Angeles Times, New York Times, and Florida Marketplace.

Market your property, on the WORLDWIDE WEB through FXrealty.net, Realtor.com and Loopnet.com.

Legacy  Realty Services, LLC Exclusive Buyer Representation Program is designed to afford you the maximum service in every phase of your purchase. Following is a detailed description of how our Program works for you.

When Legacy Realty Services, LLC represents you, we…

♦ Work for and pledge our allegiance to you.
♦ Are obligated to get the lowest price for you.
♦ Will advise you if the seller is anxious to sell or having financial problems.
♦ Will search in-house listings, multiple listings, open listings, For Sale by Owners and most importantly, properties that are currently not on the market, to find the best property for you.
♦ Will suggest the use of professionals, selected by you, to verify the quality and condition of the property and determine whether there are any negative factors that would affect your offer.
♦ Will suggest that you give a realistic deposit and receive the accrued interest while your deposit is held in escrow.
♦ Will never let the seller know your motivation or top price.
♦ Will protect the confidentiality of any and all information that you disclose.
♦ Will negotiate all Terms & Conditions on your behalf, using data to support your offered price, even if it is significantly lower than the seller's asking price.
♦ Will disclose unpaid taxes, liens, comparable sales, other available properties, existing appraisals, seller's original purchase price, date of purchase, and any other factors that will favorably influence your bargaining position.
